Anna Nagar, Velachery, T Nagar and Nungambakkam apartments increasingly prefer invisible grills over traditional MS grills for the panoramic view, modern look and 10-year lifespan. Here's the honest 2025 price breakdown from a local Chennai installer.
Invisible grill pricing per sq ft in Chennai (2025)
- 304 stainless steel cable: ₹120–₹140 per sq ft
- 316 marine-grade SS cable (recommended for coastal Chennai): ₹140–₹200 per sq ft, 20-year warranty
- German-imported nylon-coated variant: ₹200–₹230 per sq ft
What a typical balcony costs
- Anna Nagar 2BHK balcony (60 sq ft): ₹9,000–₹11,000 fully installed
- Velachery 3BHK large balcony (110 sq ft): ₹16,000–₹19,500
- T Nagar independent villa terrace (250 sq ft): ₹36,000–₹45,000
Why 316 marine-grade is worth the extra ₹40/sq ft
Chennai is a coastal city — salt-laden air corrodes 304-grade cable in 4–5 years. 316-grade cable is engineered for marine environments and lasts a full 10–12 years without rust or discolouration. On a ₹15,000 balcony, spending an extra ₹2,500 upfront saves you a full re-install.
Association approval in Anna Nagar & Velachery
Almost every association we work with approves invisible grills instantly — because they look nearly identical from outside the building and don't drill the external façade. We provide the technical drawing and material spec sheet for your association meeting free of charge.
